Another Budapest district mulls introducing Airbnb restrictions
According to a statement from ingatlan.com, Csilla Fazekas, Deputy Mayor of the 1st district (Budavár) and parliamentary candidate for the governing party, announced in a Facebook video that she is initiating discussions with neighbouring district mayors about
joint regulation or even prohibition of short-term rentals, commonly known as Airbnb, in the interest of local residents.
The 6th district was the first in Budapest to ban short-term rentals, while an Airbnb moratorium remains in effect throughout Budapest until the end of 2026. Since January 2025, no new Airbnb permits can be obtained in the capital, although properties with existing permits can still be rented to domestic or foreign tourists on a short-term basis.
Following the ban in the 6th district, the median monthly rental price for used apartments in Terézváros was HUF 282,500 in January 2026, which is 1% lower than a year ago. Meanwhile, the rental supply increased to nearly 1,250 units, representing a significant 28% growth compared to January 2025, according to László Balogh, economic expert at ingatlan.com.
In the 1st district, the median monthly rental price for used apartments was HUF 300,000 in January 2026, representing a 4% increase compared to January last year.
The median price per square metre for used apartments for sale in Budavár rose by 15 percent to nearly HUF 1.9 million.
