Price increases in Hungary's new housing market in rural areas have slowed down, with two cities overtaking Érd
In cities with county rights, the average price per square metre of newly built apartments sold with the assistance of Otthon Centrum was HUF 1.22 million in the last quarter of 2025, which is only 0.4% higher than the previous quarter's average.
Based on recent experience, a quarterly price increase of around 2.5% has been the norm, but
supply prices have now risen by only 0.4%. Nevertheless, the current price level is 9.4% higher than in the same period last year.
according to the latest data on the new rural housing market presented by Gábor Soóki-Tóth.
The head of analysis said that there had been another shift in the ranking of cities in terms of price. Érd, which topped the list in the previous quarter with an average price per square metre of HUF 1.31 million, is now third, having been overtaken by Győr (HUF 1.32 million) and Sopron (HUF 1.38 million). There is intense competition at the top of the list: the average price per square metre was around HUF 1.26 million in both Debrecen and Szeged, while Otthon Centrum recorded a price per square metre of HUF 1.24 million in Székesfehérvár. Among smaller cities, Eger stands out with an average asking price of HUF 1.27 million per square metre.
According to the expert, there is no significant difference in prices between settlements overall. As in other county-level cities, the price per square metre of newly built apartments was also between HUF 1 million and HUF 1.2 million. Prices lower than this are only found in a few smaller cities, such as Baja and Szekszárd.
Debrecen is leading the way in terms of the number of apartments being built: A total of 1,440 new apartments are currently under construction in the city.
Szeged follows with around 1,000, and Győr with 800. According to a survey by Otthon Centrum, 7,400 apartments are being built across 289 projects in 25 county-level cities. This represents a 4.7% increase in projects and a 7.5% increase in apartments compared to the previous quarter.
Debrecen leads the rankings based on the number of projects, with 55 investments. Szeged follows with 37 projects, and Győr with 26. These three cities thus top the rankings in terms of both the number of projects and apartments. They are followed by cities with populations of over 100,000: Székesfehérvár and Nyíregyháza have over 20 projects in progress each. Smaller cities typically have fewer investments, with the exception of Szombathely, which has 21 projects. Among the larger cities, Miskolc has the fewest new housing developments, with only seven projects underway. Békéscsaba, Esztergom and Hódmezővásárhely have only one small-scale housing investment project underway, placing them at the bottom of the list. There is still no active condominium construction in Dunaújváros and Salgótarján.
It is worth mentioning that 43 projects involving the construction of 910 apartments were launched this quarter. Advertisements for 36 of these projects have already appeared, offering a total of 770 apartments. For the time being, developers are waiting to start sales for the remaining investments.
Most of the new projects were launched in Debrecen, where nine developments began in Q4 of 2025.
