Portfolio Property Investment Forum 2025

This year marks the 21st edition of the Portfolio Property Investment Forum (PIF), the key event where the most influential voices and decision-makers of the Hungarian real estate market come together. With the war still ongoing in our neighbouring country, Trump reshaping the global landscape with enormous momentum, and Hungary's domestic stance and direction requiring constant attention, the world is experiencing extraordinary technological, societal, and economic transformation. But what lies ahead? Has the market regained strength this year? Are we seeing a rebound, or will the wait continue? The new world order that has emerged in recent years has caused serious damage to some sub-markets while other areas have experienced tremendous progress and development. Yet, the transition between the old and new world appears far from over, with power dynamics still in flux. We may be more aware of the real damage and the concrete changes and transformations, but it will be many years (if ever) before we reach a new equilibrium. Rebuilding the market and placing it on new foundations, inserting the new normal remains our task. Nowadays, change should not be seen as a threat but as an opportunity to be seized and leveraged, increasingly supported by fresh knowledge!

A Portfolio Property Investment Forum 2025 konferencia IV. szekciójában két kulcstéma került reflektorfénybe: az országos otthonfelújítási program, amely EU-s támogatással segíti a családi házak energetikai korszerűsítését, és az építőipar jövője, amelyet a lakáspiac kettészakadása, a technológiai ugrás és a kivitelezői kapacitások szűkülése határoz meg. A szakértők szerint a megfizethető lakásokhoz új termékek, új szemlélet és új együttműködések kellenek – különben a piac nemcsak drága, de elérhetetlen is marad.

Ingatlanpiaci kilátások: nem tudjuk, mit hoz a jövő, de tesszük a dolgunkat 

A Property Investment Forum utolsó panelbeszélgetésén a hagyományokhoz híven igazi nagyágyúk, Futó Gábor, a Futureal-csoport társalapítója és társtulajdonosa, Jellinek Dániel, az Indotek Group vezérigazgatója és Noah Steinberg FRICS, a WING elnök-vezérigazgatója beszéltek az ágazat kilátásairól.

Kínai tőke, elektromobilitás és magasabb üresedés formálja a magyar ipariingatlan piacot 

A panelbeszélgetés a közép-kelet-európai (különösen a magyar) ipari-logisztikai piac aktuális állapotát és kilátásait járta körül. A résztvevők rövid távon kihívásokat látnak – megugró üresedéssel és nyomás alá kerülő bérleti díjakkal –, ugyanakkor a fundamentumokat erősnek tartják: a nearshoring, az elektromobilitás és a kínai tőke beáramlása tartós keresletet jelenthet.

Lakásfejlesztés és külföldi terjeszkedés lehet a megoldás a hazai ingatlanpiaci kihívásokra 

Míg a hazai ingatlanbefektetési piaci tranzakciók szempontjából érezhető a hangulatjavulás, trendfordulót még nem látnak a szakértők - derült ki a Portfolio Ingatlan Befektetési Fórum délutáni panelbeszélgetésén. Távozóban van a külföldi tőke az ingatlanpiacról és az eladott ingatlanok árát nem várható, hogy Magyarországon fogják újra befektetni - fogalmazták meg a résztvevők. Ezzel párhuzamosan a hazai befektetők közül is sokan külföldre tekintenek, ami tovább szűkíti a piacot. Mindeközben új lehetőségként jelent meg az ingatlanpiaci résztvevők számára a lakásfejlesztés, amiben több nagy alap és fejlesztő is aktív.

A Property Investment Forum panelbeszélgetése a funkcióváltási projektek valóságáról szólt: mi gyorsít és mi lassít, hogyan fér meg egymás mellett műemlékvédelem és üzleti racionalitás, valamint milyen szerepe van az ESG-nek és az üzemeltetés finomhangolásának. Mitől lesz valóban fenntartható egy irodaház, és hol találkozik az energiahatékonyság a körforgásossággal? A Property Investment Forum folytatódik!

Pozitív spirálba került ez a vidéki magyar nagyváros: rengetegen költöznek most ide 

Debrecen gazdasági fejlődése új dimenzióba lépett: a Portfolio Property Investment Forum 2025 konferencia „Új lehetőségek kapujában” című panelbeszélgetésén szakértők mutatták be, hogyan válik a város az ország egyik legvonzóbb vidéki befektetési célpontjává. Az elmúlt tíz évben több mint 12 milliárd eurónyi tőke érkezett Debrecenbe, a következő évtizedben pedig szintugrás várható a GDP-ben. A BMW-beruházás, a nemzetközi repülőtér, a szállodai kapacitás bővülése és az ipari parkok fejlesztése mind azt jelzik: a város jó ritmusban halad. A lakáspiac és az irodafejlesztések még érési fázisban vannak, de az Otthon Start program és a munkahelyteremtés már most érezhetően fűtik a keresletet. A panelbeszélgetés tanúsága szerint Debrecen nemcsak gazdasági, hanem ingatlanpiaci értelemben is új korszakba lépett.

Még mindig a fast fashion uralja a plázákat, de a háttérben már érik a változás 

A Portfolio Property Investment Forum 2025 második szekciója három gazdasági húzóágazatot állított fókuszba: a kiskereskedelmet, a turizmust és Debrecent mint az ország legdinamikusabban fejlődő vidéki központját. A retail panelbeszélgetés résztvevői a fizikai boltok működésének átalakulását, a szabályozási környezet kihívásait és a bérleti viszonyok változásait elemezték, míg a hotelpiaci blokkban a szállodaipar aktuális trendjei, fejlesztési irányai és a befektetési ciklus állása kerültek terítékre.

Mi történik az irodáinkkal, irodaházakkal? Nyomás a munkáltatókon és a fejlesztőkön 

Az elmúlt évek egyik legfontosabb ingatlanpiaci kihívása volt, hogy mi történik az irodáinkkal, irodaházakkal: minden oldalról jött a nyomás, és a mai napig kérdőjelekkel teli a jelenük és jövőjük. Teljesen szétválik a piac? Átalakulnak egyes épületek más funkcióra? Épül új? El lehet adni? Milyen kedvezményekkel kell vonzani vagy megtartani a bérlőket? Mindeközben az üzemeltetési piac meg igyekszik lekövetni a fénysebességgel változó trendeket és elvárosakat. De van erre elég tudás és kapacitás? Erre keresték a választ az ingatlanpiaci szakemberek a Portfolio Property Investment Forum 2025 konferencia "Az irodai munka világa – Office &FM" című szekciójában.

Figyelmeztetett, hogy a szektor szereplőinek közös erőfeszítésére van szükség a fejlődéshez, illetve a befektetési piac növekedéséhez. Borbély Gábor, a CBRE elemzési igazgatója szerint a következő években felzárkózhatunk a nyugat-európai növekedési ütemhez, sőt akár meg is előzhetjük azt. A panelbeszélgetés szakértői viszont még óvatosságra intenek.

      Participation Conditions, Registration Process and Deadline, and Actions in Case of Full Capacity

      We warmly welcome all interested individuals over the age of 16 who are interested in the event's professional program, would like to participate, and are open to meeting new partners and high-quality networking opportunities.

      You can register for our events on the portfolio.hu/rendezvenyek page on the respective event's subpage by clicking the "registration" button. Due to GDPR compliance, we can only admit participants who have registered online in advance or on-site, and (in case of paid events) have a paid ticket to the event area. Online registration is possible until midnight the day before the event; after that, we welcome interested parties on-site, where our colleagues will gladly assist at the registration desk with ticket purchases or, in the case of free events, ticket collection.

      In case of full capacity, registration on the website closes, and you can only join a waiting list. In this case, on-site ticket purchases are also suspended. Our colleagues will notify registered applicants on the list about possible participation opportunities depending on available spots.

      What payment methods are available? Can I pay on-site?

      The participation fee and other costs (room booking, extras, etc.) can be paid by bank transfer or credit card payment during the registration process. It is important to know that in the two days before the event, only credit card payment is available on our website. In the case of paid events, we cannot guarantee participation without payment of the participation fee.

      On the day of the event, bank card payment is also available at the registration desk with the assistance of our colleagues.

      What should I do if I didn't receive the QR code for entry?

      Our system automatically sends the QR code after the payment has been received and accounted for. In case of free participation, the QR code for entry is sent immediately after registration. Please check the spam, social, and other subfolders in your email system as well. The email will arrive with the subject "Entry ticket for (event name)..." from the noreply@portfolio.hu email address.

      If the QR code still hasn't arrived, please check the payment, as the entry QR code is only sent after the participation fee has been paid. After verifying and confirming the payment, please contact our colleagues at rendezveny@portfolio.hu email address. We cannot provide information by phone; in such cases, we can only help in writing.

      For free events, if you still cannot find the QR code after checking all folders, please contact our colleagues by email.

      In case of interrupted card payment, please contact our colleagues at the above-mentioned email address. Upon request, they can issue an invoice or help restart the process.

      What ticket types and discounts are available? How can I use my discount or sponsor code?

      Various discounts are available at our events; you can learn about these on the current event page by clicking here.. Please enter the discount, VIP, or sponsorship contract codes in the unique codes field per participant during the process for validation.

      What does the ticket include, and does the participation fee cover accommodation?

      Please check the Prices menu for the exact content of the ticket. The ticket price does not include accommodation costs. If the booking option is available at the event, you can select and book accommodation during the registration process.

      In what language are the presentations and discussions held?

      The official language of our events is Hungarian. For foreign language presentations and international guests, we provide live or AI simultaneous interpretation in Hungarian and English. Please check the availability of this on the information tab, and our colleagues are happy to help at rendezveny@portfolio.hu email address if you have questions.

      Will the presentations or professional content be available online?

      The presentation materials, to which our speakers have given their consent, will be sent in the thank-you letter after the event. Video and audio recordings will not be shared from the event. Articles and analyses about the event from our experts can be read on Portfolio.hu, Agrárszektor.hu, and Pénzcentrum.hu.

      Name change, cancellation

      Online registration is considered an order. Participation in the event requires prior payment of the participation fee. After finalizing and submitting the registration, we do not accept cancellations, we do not refund the ticket. The participation fee must be paid even in case of absence from the event.

      After full payment of the participation fee, however, participation can be transferred. In case of a name change, please write to rendezveny@portfolio.hu email address, our colleagues will send a code with which the incoming participant must also be registered on our site, according to our data management policy. On the day of the event, on-site, colleagues can also help if a name change is necessary due to a sudden event.
