Another office building delivery on Budapest's Váci Corridor

With gross leasable area (GLA) of 16,000 square metres Balance Hall office building stands in an area surrounded by a 3,000-sqm park that will be expanded by additional sport and recreational facilities.

Environmental awareness was in the focus of the technical solutions. The applied technologies reduce energy needed for the operation of the building. Tenants can track electricity and water usage real time, heating and cooling can be adjusted per zone, and lighting can be adjusted in accordance with the intensity of sunlight. Information about the operation of the building are put on large displayes at the entrance and can also be accessed remotely. 

According to Portfolio's property database, rental fees in the building are between EUR 14.5 and EUR 16 per square metre per month, to which tenants need to add a HUF 1,200 operating fee, as well. Three quarters of the 16,000-sqm GLA have been rented out already. One of the tenants is RSM Hungary, which provides advisory services in the field of tax, audit, accounting and payroll.
