Home Start offers could expand by tens of thousands of additional properties if this comes to fruition
In response to a question from viewers on the ingatlan.com podcast, Miklós Panyi, Parliamentary and Strategic State Secretary of the Prime Minister's Office, said that the government is already looking into the possibility of extending the scheme, which could provide support for tens of thousands of buildings. As well as existing properties, this could also stimulate new construction on newly divided peripheral plots.
According to data from the Lechner Knowledge Center, more than 122,000 rural residential properties are registered nationwide.
Based on their geographical distribution, the lowland regions and counties are likely to benefit most from the measure,
wrote László Balogh, chief economic expert at ingatlan.com, in the announcement.
On average, residential properties in peripheral areas have been 30-40% cheaper than those in urban areas, partly due to their poorer infrastructure and the fact that banks have not lent money for these properties until now. Including these properties in the Home Start Programme could stimulate the market for them and accelerate their modernisation.
The majority of 'enclosed gardens' are located in the counties of Bács-Kiskun and Pest
Zártkert (meaning “enclosed gardens,”) is a legal term in Hungary denoting real estates at the fringes of settlements assigned for small-scale agricultural production. An enclosed garden is a category of real estate that dates back to old laws. It is now legally classified as outskirts land and was generally created for agricultural purposes. However, it can also be used for residential or recreational properties and can be utilised in ways that differ from agricultural regulations.
According to data from the Lechner Knowledge Centre, there are over 150,000 rural residential properties in Hungary, 29,000 of which are classified as enclosed gardens.
- Bács-Kiskun County has more than 42,000 peripheral and enclosed garden residential properties, accounting for nearly 30% of the national total.
- Pest County has 22,000 registered properties of this type, accounting for over 15% of the national total, while
- Csongrád-Csanád has 21,000, accounting for 14%.
- Szabolcs-Szatmár-Bereg has 13,000 registered rural residential properties, accounting for 9%.
The distribution of enclosed garden residential properties is also concentrated
With more than 5,500 enclosed garden residential properties, Bács-Kiskun accounts for nearly one-fifth of the country's total.
Pest County has almost 5,200 such properties, accounting for nearly 18% of the total.
In Békés County, more than 3,000 such properties are registered, representing over 10% of the national total.
In Hajdú-Bihar County, there are almost 2,700 such properties, representing a national share of over 9%.
